We Design Value: Commissioned as a full-scale remodel of an existing multi-family structure built in the 60’s, K2A redesigned the property to create a contemporary and inviting building, with dwellings desirable for young professionals in the housing market. By maintaining the unit count and having a keen understanding of the local code regulations, we were able to add a bedroom to each unit without affecting the existing parking, through a fully by-right entitlement. This added significant value to the property, through a straight forward and expedient process with the city.
We Value Design: Steps from the bustling Montana Avenue shopping corridor, the redesign opens the existing building to the neighborhood with a new glazing system, and an outdoor lounge space shared by tenants. Using a frame as an organizing element, the dark gray armature contains a series of white expanded metal mesh and dichroic glass panels, wrapping to the south side yard to connect the unit entries with the address façade. We’ve restrained the material palette to a grayscale composition of graphic lines and textures to provide a canvas for the dichroic glass transmissions and reflections, creating a play of color and light that changes through the day.
