We Design Value: K2A designed value through comprehensive thinking and innovative space layouts at the Yale Street Remodel.  By creating unit plans with additional amenities for independent roommates and adding multiple new bedrooms to the existing courtyard style property, our client was able to maximize the leasable value of the units and the property as a whole.  The existing conditions of remodels are always a challenge through the construction process; at Yale we faced a sinking foundation, utility coordination issues, and incoherent drainage patterns throughout the site.  By being actively engaged in the construction process, and in close coordination with the project team, all of these challenges were resolved with the client’s interests in mind.

 
 
 
 

We Value Design: In addition to new interiors, landscape design in collaboration with Nick Vular Design Studio informs and elevates the building’s exterior.  Starting with the simple canvas of a quaint bungalow complex, we accentuated the staggered building footprint with a series of pocket patios, creating separate exterior spaces for each unit.  The exterior spaces are defined by a vertically fritted glass railing system; our contemporary take on the white picket fence, and an intentionally subtle barrier between public and private space.  The private patios culminate in a shared courtyard between the buildings with a cook center, trellis, farm table, and fire pit.
